Lease Only Services

You only need us to find a tenant

  • 100% of first months rent ($1,200 min)
Includes:

  • Marketing on MLS (5000+ REALTORS®) ?Over 1/3 of our properties are leased via the MLS. This is included in your leasing fee – so no extra charge to you for this additional service!
  • Online Rental Advertising ?Your rental listing gets max exposure by being listed on various different rental websites
  • Photography of Property ?We’ll always photograph your house for marketing, and photography by one of our leasing agents/property managers is included!
  • Video Tour Marketing ?We always do a full video walk through of your rental, and upload on youtube so that prospective tenants can view the home first from the comfort of their home.
  • Showings ?We take care of fielding all of the rental inquiries and will schedule the viewings.
  • 14 Point Tenant Screening ?We thoroughly screen all of our applicants, utilizing our 14 Point Tenant Screening process. Nothing gets by us!
  • Pet Screening ?All pets and service animals are screened using a third party company. Vet records and history are verified!
  • Digital Lease Signing ?All of our contracts are executed via E-Signature, for your convenience.

Full Service Property Management

  • 9% of the monthly rent collected ($120) min
  • 50-100% of first month’s rent ($750 min) ?For a limited time, we’re discounting our leasing commission to 50% of one month’s rent the first time we lease the property (does not apply for tenant occupied properties). This is a HUGE savings!

  • Dedicated Property Manager ?You’ll have one dedicated property manager for all of your needs.
  • Tenant Management ?All tenant communication is fielded by us. You’ll never be contacted by your tenants.
  • Owner and Tenant Portal Access ?You’ll have 24/7/365 access to all of your statements and invoices.
  • Monthly Financial Reporting ?Each month you’ll receive an itemized statement with income and expenses broken down.
  • Year End Reporting including 1099 ?You will receive a year end statement along with a 1099, which will make tax reporting much simpler for you.
  • Direct Deposit ACH Payments ?Your monthly rent payment is direct deposited into your checking account each month.
  • Quarterly Furnace Filter Delivery to Tenant ?Each quarter a furnace filter will be delivered to the front door, which helps cut down on HVAC issues.
  • Posting of Legal Notices ?We will post legal notices on your behalf.
  • Oversee Evictions ?If your tenant would ever need to be evicted, we will oversee the eviction for you.

Eviction Guard

If a tenant that we place is evicted, we will cover up to $1,000 in eviction costs.

Pet Guard

We will pay up to $1,000 in pet damages that exceed the security deposit.

Leasing Guarantee

If your property doesn't lease in the first 30 days, the next month's management fee is on us!

Maintenance Guarantee

If it's not fixed right the first time, we'll dispatch again at no cost to you.

Service Guarantee

We won't hold you to a lengthy contract. Cancel at any time!

Tenant Guarantee

If a tenant that we place breaks the lease in the first 12 months, we'll find a new tenant for free!
